To make your stay as pleasant as possible, we would like to share some important information with you in advance. On our website, you will find comprehensive descriptions, photos, and details about our apartments, as well as our policies and amenities. Here are some additional helpful details:

Self Check-In

Type of Operation:

• Apartment complex, no reception – self check-in!
• No hotel service or room service.
• We offer 10 apartments in different sizes. Apartments Top I to V are in the left building, while Top VI to X are in the right building.

Security:

Video surveillance in all outdoor areas, underground parking, parking lot, stairwell, ski room, laundry room, entrance area, and lobby.

Apartment Amenities

Our apartments are fully equipped: microwave, oven, ceramic stove, oven, toaster, kettle, dishes, cutlery, pots, Nespresso machine, and safe. Please note that we do not provide refills for consumables like dish soap or toilet paper. The bathrooms come with a shower/WC, towel warmer, and hairdryer. Additionally, there is underfloor heating throughout the apartment.

Starter Set

We provide dishwashing tabs, dish soap, toilet paper, and shower gel. If these items run out, you will need to replenish them yourself during your stay. Bed linen and towels are provided per person, along with dish towels and microfiber cloths.

Fire Alarm Requirements

Please always turn on the extractor fan when cooking or frying. Use only our pots and pans, as these are suitable for our ceramic stove and ovens. Smoking, incense, or any substances that could trigger the fire alarm are strictly prohibited in the apartment. In case of a fire alarm, immediately open all windows. If the alarm is triggered, it will be automatically forwarded to the fire department. The cost of fire department intervention must be paid by the person responsible, with fees starting at €580.

No Air Conditioning for Environmental Reasons

For sustainability reasons, there is no air conditioning in our apartments.

Upon request and prior reservation, we are happy to provide fans for your entire stay – for a fee of €20 per unit (max. 2 units per apartment).

Bread Service

Our bread service is available through our online service. Orders must be placed by 7:30 PM the day before, with a minimum order value of €12. For details, please visit our website. Ski Room

The ski room is located in the building with the underground parking. The lockers cannot be locked, but we have a video camera that records everything. The door to the ski room can be locked with the apartment key.

Parking

Parking is free of charge. You can park either in the underground garage or under the carport.

Ski & Snowboard Rentals

Our guests receive discounts of between 15% and 20% at our partner store Eurosport. Link: https://www.skirentals.at/emmadeluxe.html

Laundry Room

The laundry room is located behind the "ROOM" door in the building with the underground parking. Our washing machine and dryer are available for free use. Laundry detergent is not provided. Attention: Video surveillance!

Wi-Fi

Fiber-optic internet. Access details: Name: Emma, Password: emma5721

Cleaning

Daily cleaning is not included in the price. A mid-stay cleaning can be arranged upon request for €140.

Pets

Pets are allowed only upon request, as not all apartments allow pets due to allergies of other guests. Fee: €30 per pet per night. Please keep your pet on a leash.

Security and Waste Disposal

Our outdoor and communal areas, including reception, lobby, parking lot, ski room, laundry room, stairwell, underground garage, and trash station, are video monitored. Please dispose of your waste properly in the waste room or trash bins. In Austria, we value cleanliness and protecting nature. Therefore, please do not litter or dispose of cigarette butts on the ground. Failure to comply will result in a fine.

Security Deposit – € 500 — Credit Card Details Required

• For the € 500 security deposit (see booking confirmation)
• As we offer Self Check-in only, we kindly ask you to send us your:
  • credit card details including expiry date
  • and a valid photo ID

  via email to info@apartments-kaprun.com.

For security reasons, please use the subject: “urgent and confidential”

This information is required to reserve the security deposit on your card.

Once the amount has been successfully reserved and the check-in form has been completed, you will receive your personal access code on the day of arrival shortly before 4:00 PM.

Refund

On the day of departure, the deposit will be released immediately – provided no damages have occurred and the apartment has been handed over properly.

Important Note

This applies only to negligently caused damages. Normal wear and tear is, of course, not charged and will be properly documented by our team before the apartment is released.

Apartment Key

The apartment key is for access to the main entrance. The apartment number is marked on the key fob. Please note that if you lose the key, a fee of €250 will be charged. Thank you for your understanding.

Communication

We are available daily from 8:00 AM to 11:00 AM and from 4:00 PM to 7:00 PM via WhatsApp or SMS at +43 664 452 3636 or by email at info@apartments-kaprun.com.

Check-In / Check-Out

• Check-In: 4:00 PM – 7:00 PM. Alternatively, with the owner's approval, you can check in at any time using a key code.
• Early Check-In: Available upon request for a fee of €50.
• Check-Out: 8:00 AM – 10:00 AM. Please inform us at least 30 minutes before your departure via WhatsApp or SMS and leave the apartment in good condition.
• Late Check-Out: Available upon request and subject to availability, for a fee of €50.
