Very Important Information for Your Stay at Emma Apartments
We are delighted that you have chosen one of our apartments and warmly welcome you!
To make your stay as comfortable as possible, we would like to provide some important information in advance.
On our website, you will find detailed descriptions, photos, and information about our apartments, policies, and facilities.
Important Information – Self Check-In
Type of Property
- Apartment complex, no reception – self check-in
- No hotel or room service
- We offer 10 apartments of different sizes
- Apartments Top I–V are located in the left building
- Apartments Top VI–X are located in the right building
Security
Video surveillance in all exterior areas, underground garage, parking, staircases, ski room, laundry room, entrance, and lobby.

Fully equipped apartments with:
- Microwave-oven combination

- Dishes & cutlery
- Pots
- Nespresso capsule machine
- Safe
- Underfloor heating throughout the apartment
Bathrooms include shower/WC, towel warmer, and hairdryer.
Please note there is no refill service for consumables like dish soap or toilet paper.

Guests are responsible for replenishing these items if they run out.
Fire Safety
Smoke detectors are legally required.
Please always use the extractor fan when cooking or frying.
Only use our provided pots and pans, as they are suitable for our ceramic hob and ovens.
Smoking, incense, or other substances that could trigger the fire alarm are strictly prohibited.
In case of fire, immediately open all windows.
If the alarm is triggered, the fire department will be notified automatically.
The responsible guest must cover the fire service costs starting from €580.
No Air Conditioning – Eco-Friendly
To protect the environment and support sustainability, our apartments do not have air conditioning.
Instead, enjoy the wonderfully fresh mountain and country air in our region – natural, healthy, and refreshing.
Optional fans are available upon request and prior reservation for €20 each (maximum 2 per apartment).
Bread Service
Our bread service is available through our online service – see the brown guest folder.
- Orders must be placed before 19:30 the day before
- Minimum order amount: €12
- Orders are delivered to the basket in the lobby
Please include your full name and “Emma Apartments” when ordering to avoid confusion with other properties.

Ski Room
The ski room is located in the building with the underground garage and is video monitored.
The lockers are not lockable, but the area is monitored by video surveillance.
The ski room door can be locked with your apartment key.
Please understand that skis, ski boots, snowboards, and ski poles are not allowed inside the apartments.
Our ski room is available for your equipment.
Parking
Parking is free of charge.
You may park either in the underground garage or under the carport.

Laundry Room
The laundry room is located behind the “ROOM” door in the building with the underground garage.

Cleaning
Daily cleaning is not included in the price.
Intermediate cleaning is available on request for €140.
Pets
Pets are allowed only on request due to allergy considerations of other guests.
Fee: €30 per night per pet.
Please keep your pet on a leash.
Security & Waste Disposal
Exterior and shared areas including reception, lobby, parking, ski room, laundry room, staircases, underground garage, and waste station are video monitored.
Please dispose of waste properly in the waste room or bins provided.
In Austria, cleanliness and environmental protection are highly valued.
Please do not throw waste or cigarette butts on the ground.
Violations may result in fines.
Important Check-In Information
Without full compliance with the check-in guidelines, access to the apartment cannot be granted.
The complete check-in guidelines will be sent in a separate email.
Security Deposit – €500 per Apartment
As communicated before booking, a security deposit of €500 per apartment is required.
A secure payment link will be sent at least one day before arrival.
Please provide your credit card details through this secure link.
The deposit will be refunded on the day of departure if no damage has occurred and the apartment has been handed over properly.
Only damages caused by negligence will result in withholding of the deposit.
Normal wear and tear is documented before each apartment release.
Apartment Key
The key grants access to the main entrance.
The apartment number is indicated on the key tag.
Lost keys will result in a €250 replacement fee.
Digital Guest Card
Digital guest card with regional discounts (summer only, NOT a summer card).

- Check-In: 16:00 – 19:00
- 24h self check-in with key code upon owner approval
- Early check-in on request – €50
- Check-Out: 08:00 – 10:00
- Please inform us at least 30 minutes before departure via WhatsApp or SMS
- Late check-out on request – €50
We recommend bringing snow chains during the winter season.
